How to tell whether a Naples apartment listing is real

Short-let scams follow the same pattern every time: attractive photographs, a price below market, urgency, and a demand for immediate payment away from any platform. The signals that expose them are few and reliable.

What must be verifiable

The address. A precise address, not “Chiaia area”. Look it up on a map and check the building exists and matches the photographs.

The CIN code. Every short-let unit in Italy has one. A listing that does not show it, or shows a single code covering five different apartments, deserves a second look.

The registered company. A structured operator has a company, a VAT number and a site that publishes both. It takes minutes to check.

The phone. Call before paying. Someone who answers and knows their own property is an operator. Someone who replies only by message with vague text is not.

The warning signs

A price well below market for the area and season. Pressure to commit immediately. A demand for the full amount by transfer or untraceable methods, with no contract. Refusal to do a video call or show the apartment live. Photographs that also appear on other listings under different names.

The difference between booking direct and booking blind

Booking directly with an identifiable property is normal and cheaper. Paying in advance to an anonymous profile that provides no verifiable details is a different thing entirely.

The dividing line is not the channel, it is verifiability.
